Market Update: This Week We Focus on Preparing Your Home
As we move deeper into September, mortgage rates are hovering near their lowest levels in almost a year, sparking renewed buyer activity across North Carolina. For sellers, that means now is an excellent time to prepare your property for market.
Last week, we discussed how to choose the right Realtor. This week, let’s focus on the next step: how to get your home photo-ready for today’s online-first buyers.
Market Update – September 12, 2025
Mortgage rates continued their decline this week, with the 30-year fixed rate averaging 6.35% as of September 11. That’s down from 6.50% last week and represents one of the most favorable environments we’ve seen in the past 12 months.
Why does this matter?
-
Lower rates are bringing more buyers into the market. In fact, mortgage applications just saw their strongest week since 2022.
-
Producer Price Index data showed a decline in August, signaling easing inflationary pressure.
-
Consumer Price Index data, however, still points to inflation being closely watched by the Federal Reserve.
-
All eyes are now on the Fed’s September 17 meeting, where a 0.25% rate cut is widely expected.
📌 Takeaway for Sellers: Conditions are strong. Buyers are motivated by improved affordability, which makes professional presentation of your listing more important than ever.
Why Photos and Media Matter
Nearly every homebuyer today begins their search online. Your home’s photos, videos, and 3D tours aren’t just marketing tools—they’re the first impression that determines whether a buyer schedules a showing.
Poor preparation can make even a beautiful home feel uninviting. On the other hand, a thoughtfully prepared and staged home shines in photography, attracts more online views, and translates into stronger offers.
5 Key Steps to Prepare Your Home for Photos
Here’s a sampling of the guidance I share with my clients when we prepare a home for professional media.
1. Declutter and Depersonalize
Buyers need to see your home as their potential space. Remove excess items, clear countertops, and pack away personal photos or collections. A neutral backdrop allows your home’s features to take center stage.
2. Deep Clean Everything
From sparkling windows to spotless floors, cleanliness speaks volumes. A deep clean makes your home feel fresh and well cared for, and the camera picks up details you might overlook.
3. Let in the Light
Natural light makes spaces feel larger and more welcoming. Open blinds and curtains to brighten every room. Replace burned-out bulbs and use warm, consistent lighting to create an inviting atmosphere.
4. Boost Your Curb Appeal
First impressions matter. Mow the lawn, trim hedges, add a fresh doormat, or place seasonal flowers by the entry. Buyers form an opinion of your home before they even walk inside.
5. Stage to Showcase Flow
Thoughtful furniture arrangement can highlight a home’s best features. Consider removing oversized pieces or repositioning seating to show how the space flows naturally.
🎥 Pro Tip: If you’re adding video tours or 3D walkthroughs, remember that every angle will be captured—so small details matter even more.
Looking Ahead
Next week’s Federal Reserve decision will play a major role in where rates head next. If the Fed delivers a rate cut as expected, competition could intensify as more buyers re-enter the market.
